What is a hybrid estate agent?

How much does it cost to sell my property?

There are lots of costs to consider when selling your property. As well as your estate agents fee you must also include solicitors fees and removal costs as part of your contingency plan. If you also purchasing another property you may also need to include stamp duty tax.

Do I have to do the viewings myself?

No, we will accompany all the property viewings unless you wanted to do them yourself.

How long does a viewing last?

On average 20 minutes for a first viewing would be about right however others may last much, much longer. Bigger properties can obviously take longer to view and some people are just more thorough than others. Just because someone moves through the house. Some viewers do a very quick initial viewing and then come back with family. Everybody’s different.

Do I pay stamp duty when selling my property?

No, this is for the buyers to pay only. The only tax you could have to pay would be capital gains which you can check with your accountant.

Can I use 2 agents to sell my property?

You can instruct as many estate agents as you like to sell you property but It can cost you so make sure it’s worth it. We advise you to check any agreements you have signed before appointing another agent.

How do you value my property?

We have three valuation options; a quick online estimate for those that are just curious. A more detailed online assessment for those who are preparing for the next six to twelve months. Finally, for when your ready to put your property on the market, we will come out in person in order to provide an accurate appraisal and realistic valuation.

How much does it cost to value my property?

At Brennan Bespoke we’re happy to come out in person and give you a free market appraisal but should you need a valuation for legal purposes then we’re happy to post you a signed copy for £75.
